Every audit, every location, one platform — run it yourself or we run it for you.

XFactor Audit is one platform for asset inventories, structured audits, and third-party field quality assurance. Built for multi-site operators, franchise groups, and real-estate portfolios.

No software-only nonsense. One accountable source of truth for the physical part of your business.

The X-factor

Why independent auditors, and why we named the company that way.

The value of an audit is an honest, un-varished answer to "what did you actually find?" The easiest way to break that is to make the people who created the result the same people who grade it.

That's the X-factor: the thing no org chart, or chain of command, or internal audit can replace: an auditor whose only job is to tell the truth about what they saw.

We built XFactor Audit around that idea. Auditors don't report to your org chart. They're veted, trained and managed — but they're not your staff, so they don't sandbag the number.

"I think about my own area — if there's a good resolution, they're going to rate me a 5, but if you were to actually survey the guest, you'd get a much different result. The 5 is a big deal, so you're going to get people who game it out of you."

Why XFactor Audit

Every problem this fixes is a decision about physical assets.

Owners can't be at every location, and even if they could, they shouldn't be the ones verifying what they paid for. XFactor Audit gives owners, lenders and operators one accountable source of truth for the physical part of the business.

Buying with your eyes closed

Due diligence on a deal or portfolio: a condition baseline, so sellers can't hold the condition of the assets hostage, and the price adjusts to reality.

Scheduling blind

Staffing and labor decisions built on guesswork instead of a consistent standard: does service deliver at the speed, accuracy and cleanliness it's supposed to?

A score that means nothing

Guest feedback collected from whoever benefited from the visit. Survey scores inflated by the people they serve, and nothing on the ground.

Portfolio without a spine

Assets on spreadsheets that lie, "verified" by whoever bought them. No serial numbers, no age, no cost to replace, no basis for a budget.

The platform

Five parts, one platform.

A registry, an audit engine, a fulfillment arm, a QA subscription, and a content library — all built on one record for each asset.

1. Asset registry

One source of truth for every asset: what it is, where it lives, its make and model, serial number, install date, expected lifespan, and warranty. Photos and documents attached to each item.

  • Serial, make, model, install date, expected lifespan
  • Photos and documents attached to the record
  • Warranty and compliance docs, per asset
  • Exportable baseline for due diligence

2. Audit library + custom builder

A library of proven audits: asset preventive, site condition, new-hire onboarding, compliance checks, guest visit and mystery shop. Or build your own: standards in, sections, scoring bands, required evidence.

  • Proven templates out of the box
  • Custom audits with scoring and required evidence
  • Same audit for every location, or per location
  • Schedule: daily, weekly, monthly, or one-off

3. Audits you run or we run

Two fulfillment paths in the same platform: your own team runs the checks, or a veted independent auditor does it for you. Same audit, same data, same dashboards.

  • Run it yourself with your teams
  • Or done-for-you by veted independent auditors
  • Auditors veted, trained and managed by us
  • Auditor and location stay anonymous to each party

4. Third-party field QA subscriptions

Unannounced visits, consistent standards, photo evidence, and the results stay with the paying party. Mystery shopping done as audits, not as surveys.

  • Unannounced visits, consistent standards
  • Photo evidence on every item
  • Results stay with the paying party
  • Per-location monthly subscription

5. Content library add-on

Standard photo shoots: model rooms and condition sets, unit and asset imagery, menu boards and merchandising sets. Every asset photographed to the same standard.

  • Consistent imagery, same standard
  • Condition sets and asset imagery
  • Menu boards and merchandising sets
  • Feeds the audit library directly

Same audit, two ways to fulfill it

A checklist tool only works if someone reliably runs the checklist. XFactor Audit is the workflow, the schedule, and the people who run it — that's the difference between a tool and a program.

  • Field audits capture evidence and scoring
  • Dashboards come up day one
  • Registry, fulfillment and QA sit on top
How it works

Onboarding takes weeks, not quarters.

Every engagement follows the same path: baseline the assets, agree on the standards, run the audits, and put the results in front of the people who act on them.

Step 1

Baseline the assets

Physical walk and photo documentation: every asset identified, photographed, and added to the registry with make, model, serial and install date.

Step 2

Define the standards

Pick from the audit library or build custom audits with scoring bands, required evidence and cadence: daily, weekly, monthly.

Step 3

Run the audits

Your teams run the checks, or veted independent auditors do it for you. Unannounced visits, photo evidence on every item.

Step 4

Act on the data

Dashboards and scorecards surface what's passing, what's failing, and what needs a work order — with the evidence attached.

Who we serve

Four ways the platform gets used.

Same platform, different wedge. Most customers start with one use case and expand into the full system of record.

  • Multi-site owners and operators — staffing, training and capital planning built on consistent, arm's-length data.
  • Frens and multi-unit operators — the score is inflated; we provide an unvarnished version, and the evidence.
  • Real estate and portfolio investors — acquisition due diligence, condition baselines and ongoing oversight.
  • Field service and equipment-intensive teams — assets, preventive audits, and warranty and compliance documentation.

Start with one wedge

A single pilot: one market or one asset class, one audit, 30 days. A fixed fee with a refund clause on both sides — if the data doesn't answer the question, we both walk.

  • Physical walk + photo documentation
  • Registry baseline, exportable
  • One audit running on a schedule
  • Review call with findings

FAQ

Questions operators ask before buying

Do I run the audits myself, or do you do it for me?

Both. Most operators start with a hybrid: the internal team runs routine visits, the independent network handles annual deep audits and mystery shops. You can also hand the whole program over and we will staff it.

Is this a scoring system for our staff?

No. XFactor Audit is not an employee performance tool. It captures the state of the asset and the customer experience, and it never shows up in anyone's HR file. Staff never see the score.

What does the first report look like?

The standard deliverable is a per-location visit report that can be filed as-is: asset inventory, equipment condition with photos, signage, digital and technology check, compliance check, customer experience observations, an executive summary, and repair or upgrade recommendations with rough cost estimates.

Can we use it for due diligence on a new asset?

Yes. One-off site reports for underwriting and due diligence are available without a subscription, and the findings feed straight into your risk register and capital plan after closing.

How many auditors does the network have?

At launch the network is a vetted bench of independent operators, and every report is backed by a named auditor. We will tell you exactly who is covering your locations before any audit is scheduled.

How fast can we get started?

A pilot with one location takes about two weeks from kickoff to first report. Enterprise deployments typically run 60–90 days for full network onboarding.
